Thailand LTR Visa 2026 β€” Complete Guide for Digital Nomads

Full guide to the Thailand Long-Term Resident (LTR) Visa: income requirements, 4 categories, application process, tax benefits, and who it's actually worth applying for.

What Is the Thailand LTR Visa?

The Long-Term Resident (LTR) Visa is Thailand's premium residency program, introduced in 2022 by the Board of Investment. Unlike tourist visas or the old elite card, the LTR is specifically designed for wealthy global citizens, retirees, remote workers, and skilled professionals. It grants up to 10 years of legal stay with multiple-entry privileges.

The LTR is not a mass-market product. It has high income and asset thresholds. If you don't meet the requirements, see the alternatives section at the bottom.

The 4 LTR Visa Categories

2

Passive income of $80,000/year OR assets of $250,000 (with minimum $40,000/year income). Health insurance with $50,000 minimum coverage is required. This is the most accessible category for retirees.

3

For remote workers employed abroad

Must be employed by a foreign company with $150M+ annual revenue, or by a publicly listed company. Income must be $80,000+/year (average over 2 years). Employer letter required. This is the "digital nomad" category but is very restrictive β€” freelancers don't qualify.

4

Highly Skilled Professional

For specialists in science, technology, engineering, medicine, finance, and other BOI-approved fields. Income reduced to $40,000/year if working in a target industry. Must have at least 5 years of experience in the field.

LTR Visa Benefits

  • 10 years legal stay β€” renewable for another 10 years
  • Multiple-entry β€” no border runs needed
  • 90-day reporting β€” done online via TM30, not at immigration office
  • Work permit β€” included for free (normally costs $100–300/year)
  • Preferential income tax rate β€” 17% flat rate on income from foreign sources brought into Thailand (vs standard 35% top rate)
  • Family members β€” spouse and children can be included on dependent LTR visas
  • Fast-track airport lanes β€” available at BKK Suvarnabhumi

Application Process & Cost

  1. Submit online application at ltr.boi.go.th β€” takes 1–2 weeks to review
  2. Gather documents: passport, proof of income/assets, health insurance certificate, criminal background check, employer letter (if applicable)
  3. Pay visa fee: THB 50,000 (~$1,400) per person, THB 10,000 (~$280) per dependent
  4. Receive digital approval β†’ collect physical visa at any Thai embassy or at BOI offices in Bangkok
Processing time: 20–30 working days for most applications. Applications are rejected if any document is missing or income proof doesn't meet the threshold.

Is the LTR Visa Worth It?

The LTR makes sense if you earn $80,000+/year and plan to base yourself in Thailand for multiple years. The 10-year stay and 17% tax rate are genuine advantages. The $1,400 fee amortises quickly compared to annual tourist visa costs and border runs.

If you earn less, Thailand still works β€” see alternative options below.
