The Nomad Capital of Chiang Mai
Nimman is where most nomads end up β and for good reason. The density of great cafes with fast wifi, restaurants, and the Maya Mall shopping center make it extremely convenient. Rent has gone up since 2020 but remains very reasonable at $300β600/month for a furnished 1BR.
Santitham
Best Value, Authentic Local Life
Just north of the Old City, Santitham is where many long-term expats and budget-conscious nomads settle. It has excellent local food markets, good transport links, and 1BR apartments for as little as $200/month. The vibe is quieter and more "real Thailand" than Nimman.
Old City
Best for Short Stays & Culture
The historic moated city center is beautiful but very touristy. Great for the first few weeks when you're exploring, less ideal for serious work. Most accommodation is guesthouses and small hotels β harder to find monthly rentals at the right price.
